Types of Roof Tiles

There are different types of tiled roofs, and their repair process also varies accordingly. Let’s have a look at the typical roof types.

Concrete Roof Tiles

Concrete is one of the most durable construction materials, and it provides superior strength and protection against harsh weather conditions. Concrete roof tiles are common among homes, and they’re known to last for up to 50 years. Moreover, they also require very little maintenance, thus making them a cost-effective option for tiled roofs.

Clay Roof Tiles

Clay Roof Tiles are much less expensive and lighter in weight than concrete tiles, making them another popular option for roof tiles. They’re also quite durable and provide complete protection against harsh weather conditions, as they’re heat, water, and fire-resistant. Moreover, clay tiles are also eco-friendly and can last many decades. However, their maintenance and repair are a little more technical than other roof tiles.

Tile Roof Repair Process

Here are some general steps that an experienced contractor follows to repair your tiled roof. The first step is always to inspect your roof for any leakage or damage. For this, they use a ladder to climb on top of your roof and check it while walking along the sides of the roof.

Your contractor must also inspect leakage on the roof because water damage continues to grow if not treated properly on time. Once the contractor has assessed the nature of the damage, they will provide you with a quote. Contractors may also require a garden hose, as they clean the entire roof to assess the damage or leakage better. The water will remove all dirt from the roof and expose any underlying damage or leakage that they might miss.

Small Cracks or Holes

If there’s a small hole or crack in your roof, it can cause leakage, which means that your roof won’t protect the interior of your home from rain and snow, and it can significantly damage your furniture and appliances too. Luckily, you can get the holes and cracks in your roof filled with plastic roofing cement, which is inexpensive and can be used easily.

The process starts with scrubbing the area, which has holes or cracks with a wire brush. The scrubbing cleans up all of the dirt from that area, making it easier for roofing cement to form a strong bond. Once they have mixed the cement using the instructions on the package, they fill up the area with the mixture and wait for it to harden. Once this is done, they add new tiles on top of it if the tiles are broken.

Cracked or Broken Tiles

If your roof is intact, but there is a cracked or broken tile, then it’s apparent that you’d need to replace it. The first step involves prying up the tile carefully or breaking it into pieces if the bond is too strong. Once broken into bits, each one is removed, and any nails hammered into the roof are pried out.

Next, the contractor mixes roofing cement and layers it on the underside of the tile that has been removed. Now they can place the new tile in place of the old one and gently press to level it with the old ones. They repeat the same process for as many tiles as you need to replace.

Underlayment Repair

Suppose there is any leakage in the underlayment, which refers to the coating that’s applied before you place roof tiles. In that case, contractors have to remove the tiles very carefully, especially if they’re intact and can be reused. Typically, if you’re replacing all of the tiles on your roof, you also get the underlayment changed.

If the roof is leaky, then the underlayment may have been compromised at one spot. Once the contractor locates the leakage, they remove the tiles above the area. Either they’ll remove the entire underlayment or patch it up from the spot where it’s leaking. Generally, a felt underlayment is used for this purpose.

The contractor fastens the felt underlayment to the roof with cap nails and then adds a second layer on top. After a few layers are added, the contractor places the tiles back and levels them.

The Importance of Tiled Roof Repairs

As we’ve mentioned numerous times, repairing your tiled roof is crucial to ensure that you don’t have to deal with more significant damage down the line, which may also result in repairs or roof replacements that can set you back thousands of dollars.

Another reason why you should never put off tiled roof repairs is that if your area experiences constantly high winds or stormy weather, there’s a chance that the roof damage can get more intense. Plus, if you know that you’ll be encountering lousy weather in the coming months, it’ll do you good to get in touch with a contractor.

If several tiles are broken or chipped, your roof might not look very presentable when you’re driving from a distance. Like most people, you’ll want your house to be in perfect shape, which is why fixing all the holes and replacing the broken tiles should be a priority for you. If you’re planning on selling the house, you’ll need to take care of the repairs beforehand. Otherwise, it’ll take a hit on your home’s value.
